I am writing to you under the Freedom of Information Act to request information regarding your management of damp and mould in residential properties under your control.
Specifically, I request disclosure of the following:
- Recording and Tracking of Damp and Mould Cases
- The systems/applications you use to record and track reports of damp and mould.
- Whether data is monitored centrally and, if so, how trends are identified and addressed.
- Review and Escalation Processes
- Your internal process for reviewing reported cases of damp and mould.
- The service standards or timescales you apply for inspection and remediation, and how compliance with these standards is monitored.
- Details of any performance indicators or oversight mechanisms used to ensure timely resolution.
- Preparedness for Awaab’s Law
- The steps you have taken to prepare for compliance with Awaab’s Law
- Any identified risks or challenges relating to compliance and how you plan to address them.
Response
- As follows:
- Excel Tracking Sheets, Power BI Dashboard, Housmeark Reporting system, Northgate, Contractor management system
- Monitored internally, the stock condition survey has currently blurred any defined trends with an increased volume of reports received as a result of the pro active survey.
- As follows:
- Internal resource to monitor and track, Maintenance Inspectors then allocated to report and raise any remedial works, contractor attends, completion follow up with tenant and monitor for a period of 12 months.
- Timescales are set to meet Awaab's law and monitored through internal tracking sheets and Power BI reports.

- Internal Training and changes made to internal tracking procedures to monitor performance meets the timescales set.
- Risk and Challenges are still being identified and will be on-going throughout the implication of Awaab's law.
