Building Control Fees
Some work is not chargeable although you still need to make a Building Control application.
Building control fees are complicated. Tell us a few details and we’ll give you a quote.
These tables of fees charged and guidance notes are based on our Building Control Charge Scheme.
Full Plans application
If you submit a Full Plans application, we will examine the plans and once checked in accordance with Building Regulation’s a decision notice will be issued. Should further clarification be required, we will ask for this to be provided. The submission fee is payable when submitting the application. The inspection fee will be invoiced (where applicable) following the first inspection. Only a Full Plans application can be submitted for non-domestic work.
Building Notice application
If you submit a valid Building Notice you will need to be confident that the work will comply with the Building Regulations as no approval is given for the plans under this procedure. The total fee payable is due on submission of the application. Please note that for more complex projects the Building Notice charge can exceed the total charge for a Full Plans application. A Building Notice cannot be submitted for non-domestic work.
Disabled exemptions
There are no charges payable when the proposed works are to provide access and facilities in an existing dwelling or is an extension to store equipment or provide medical treatment for a disabled person. In order to claim exemption, the appropriate evidence as to the nature of the disabled person’s disability must support any application.
Multiple works
Where works are carried out at the same time and fall within more than one of the classes in Table 2 or if works fall within both Table 2 & 3, a discount will apply. The works must be carried out at the same time. If this applies to the application please contact Building Control and we will prepare an individual fee quote.
Regularisation applications
A regularisation application must be made to get approval for work that has already been carried out.
Exemptions to standard charges and supplementary charges
All these standard charges have been set on the basis that:
- The building work does not consist of, or include, innovative or high risk construction techniques (details available from the authority) and/or the duration of the building work from commencement to completion does not exceed 12 months.
- That the design and building work is undertaken by a person or company that is competent to carry out the relevant design and building work referred to in the standard charges tables.
If the above criteria are not met, the work may incur supplementary charges. (The above list is not exhaustive).

The standard charges below relate to creation or construction of new dwellings each unit not exceeding 300m2 in floor area.

For schemes where the number of units exceeds 1 or floor area of an individual unit exceeds 300m2 please contact us to obtain an individual fee quotation for the work.
Where electrical installations are not to be certified by an installer registered with one of the Governments Competent Persons Schemes an additional charge of £218 will be required for each unit. This is to enable checks and tests on the work to be made by our nominated contractor to establish that the work meets with the requirements of Approved Document P.

Where domestic alterations up to £10,000 are carried out at the same time as work from Table 2 a 30% discount can be applied to the Table 3 charge. Please contact us for further information as only specific work qualifies for the discount.
The conversion of a building to a dwelling(s) or flats is to be charged on the above table for estimated costs.
